You tell us about the parcel
Send the property address or parcel ID and the best way to reach you. If you inherited the land and are not sure exactly what you own, give us the county and the owner name and we will pull the record ourselves.
We research it and send a written offer
We check access, zoning, utilities, flood and wetland constraints, and what builders in that area are currently paying. The offer arrives in writing so you can read it on your own time.
You sign the purchase agreement
The agreement states your price, the closing timeline, and that we cover the closing costs. From that point your number is fixed.
Our builder signs the assignment agreement
We bring the parcel to a builder or developer we already work with, and they sign our assignment agreement, their commitment to buy the land and to pay our fee. This is the reason you pay nothing: our fee lives on their side of the transaction.
Due diligence and identity verification
The due diligence period begins. We complete our surveys and confirm the county record, and the title company verifies your identity. Some of our preferred title companies ask for a photo ID showing your current mailing address; others use online verification such as Intellicheck. This protects you from deed fraud, which is common on vacant land.
You sign the seller documents
Once title is clear you complete the seller documents in person or with a mobile notary. We cover the notary fee. One to two days before closing the title company sends you a settlement statement showing the purchase price and every deduction; back taxes and recorded liens are the seller’s responsibility and come out of the purchase price there.
The title company pays you
Our builder or developer wires the total settlement amount to the title company, and you receive your amount by wire or mailed check, whichever you prefer. We receive our fee from the title company separately, out of the builder’s funds.

“Do I have to travel to sign?”

Back taxes, old liens, and inherited titles are common on vacant land. The title company identifies everything recorded against the parcel and lists it on your settlement statement before closing day. Tell us what you know and we will work with it.

Do I pay anything to sell to you?
No. There is no fee, no commission, and no closing cost to you. We are paid by the builder or developer who takes the land, not by you.
How do you decide what to offer?
We look at what comparable parcels are selling for and where that market is heading, then at the parcel itself, including size, access, zoning, and utilities, and at what builders in that area are currently paying. We do not pay full retail, and when we send the offer we will explain exactly how we arrived at it.
What if the deal does not close?
About 95% of our signed agreements close. The 5% that do not are cases where the survey or due diligence period turns up something that was not visible when you signed. If that happens we tell you immediately, put the reason in writing, and give you everything we received from our buyer. You can end the agreement completely, or give us more time to bring another builder in our network forward.
Which title companies do you use?
We close with local Florida title companies such as Florida Abstract & Security Title Corp, First International, and CAH Title. As the buyer paying cash and all closing costs, we choose the title company for the transaction.
Am I bound to you the way I would be to an agent?
No. An agent contract binds you for a set period and you owe the commission however the property sells, even if you find the buyer yourself. Our agreement is a purchase agreement for one parcel at one price, and until you sign it there is nothing between us.
How fast can this close?
The offer comes within 24 hours. Once you sign, most closings run three to four weeks, and longer only when the title work turns up something that has to be cleared first.
What if the land has back taxes or liens?
The seller is responsible for any back taxes or liens, and they come out of the purchase price at closing rather than being paid separately by you. The title company identifies everything recorded against the parcel, and one to two days before closing they send you a settlement statement showing the purchase price and each deduction, so there are no surprises on the day.
What if I inherited the land and the deed is not in my name?
Tell us what you have. Inherited parcels usually need a short probate or heirship step, and the title company will tell us exactly what is required.
Why does the title company need to verify my identity?

What is the assignment agreement you mention?
It is the agreement between us and the builder or developer taking the land. They commit to buying the parcel and to paying our fee. It sits alongside your purchase agreement and does not change your price.

The builder or developer wires the full settlement amount to the title company. The title company then pays you by wire or by mailed check, whichever you prefer, and pays our fee separately out of the same closing.

The only thing that stops a closing is something that was not visible when you signed. A survey finding, an access problem, a soil or feasibility issue, something the title search turns up. If that happens, we cancel the agreement rather than sit on it.
You hear it from us the day we hear it. We put the reason in writing and hand over everything we received from our buyer, including the reports, so you know exactly what the issue is and can act on it outside of our transaction. We would rather lose the deal than have you learn something about your own land from a stranger.
